While it hasn't been the accelerated pace we saw in March and April, it's still hopping out there!

Condos and townhomes represent the property type with the strongest pending sales growth.
Pending sales for condos/townhomes grew by 5.9% (reaching 8,463 units) compared to a 2.6% increase for single-family homes.
Total condo inventory rose slightly by 1.1% to 2,884 available units, bringing supply to 4.1 months.
2. Homes Sized 2,001 to 3,000 Square Feet
Properties sized between 2,001 and 3,000 sq ft saw the strongest boost in buyer demand, with pending sales rising 10.9% overall and closed sales up 10.1%.
Within the condo/townhome segment specifically, pending sales for this size range surged 30.9% year-over-year.
3. Entry-Level Price Ranges ($250,001 – $500,000)
Homes priced between $250,001 and $500,000 recorded the strongest gain in sales activity, with pending sales increasing 13.0% and closed sales rising 12.8%.

How fast are homes selling in San Diego?
On average, properties spend 40 days on market before going under contract, up from 36 days in July 2025. I am definitely feeling a change of pace right now, and I have noticed this every summer around this time since I started selling real estate back in 2006. We always seems to get a later summer lull before we pick back up for our fall market.
Fastest segment: Homes priced between $750,001 and $1,000,000 sold in an average of 36 days.
Slowest segment: Luxury homes priced at $5,000,001 and above averaged 79 days on the market.
How much inventory is available?
Overall inventory dropped 14.1% to 5,981 homes.
Single-family home inventory experienced a sharp decline of 24.7% (down to 3,097 homes), creating tighter competition for buyers looking for detached homes. Seriously, it feels like there is nothing for sale!
Condos and townhomes saw a minor inventory increase of 1.1% (2,884 homes). Plenty to choose from in the condo market, though - and room for negotiations based on our most recent condo closings.
