The project is expected to generate thousands of jobs and billions of dollars in economic activity, and it is fundamentally reshaping Chula Vista's identity and long-term property values in the western portions of the city.

Chula Vista encompasses numerous neighborhoods with varying characters and price points. Eastlake is a mature master-planned community with excellent amenities, good schools, and strong community infrastructure in the city's eastern reaches. Otay Ranch is one of the largest master-planned communities in California, offering newer construction across multiple villages with resort-style amenities. Millennia is a newer mixed-use urban village targeting a younger, more urbanized demographic. The established western Chula Vista neighborhoods near Highway 805 offer older housing stock at lower price points with better freeway and transit access.

Chula Vista offers meaningful affordability relative to northern San Diego County, with single-family home prices typically ranging from the high $500,000s in older western neighborhoods to $900,000 or more in newer master-planned eastern communities such as Eastlake or Otay Ranch. Condominiums and townhomes are generally available between $400,000 and $700,000. Chula Vista Elementary School District is one of the largest elementary school districts in California and has earned strong marks for academic performance relative to the district's scale and demographic diversity. The Sweetwater Union High School District serves secondary students, and quality varies considerably by campus. Several high schools within the district offer strong magnet and specialized programs. Buyers should research specific school assignments carefully using current performance data, as the variation across campuses within both districts is meaningful.

Chula Vista's commute profile is one of its most important considerations for buyers. The city is served by Interstate 5 and Interstate 805, both of which can experience significant peak-hour congestion heading north toward downtown San Diego.
