I spoke with Home Digest recently about what buyers are asking for in today's San Diego real estate market, and my answer was easy! The #1 request I'm hearing from buyers, no matter what neighborhood they are searching in, is that they want an ADU (accessory dwelling unit) or guest casita. For first-time buyers this is primarily so they have a built-in means to help offset their mortgage payment by using the unit as a long- or short-term rental. For more established homeowners, they might also want the rental income, but I am also hearing that they just want a separate place for family and friends to stay when they are visiting. Privacy has become a luxury, and people will most certainly pay a premium for it. Still others are wanting to accommodate multi-generational living, and will use that separate living area to house aging parents or grown children.
