One of my favorite things is the ability to walk between destinations. Dinner, a show, and a stop for a drink all feel like one connected evening when you are in North Park. It's super easy to hop from one location to the next.
As you explore North Park homes, with their typically smaller footprint that in other parts of the city, think about how often you would use these amenities. Being close to places you genuinely enjoy might make a smaller home or yard feel like a worthwhile tradeoff.
3. Proximity to Balboa Park and Morley Field
Living in North Park gives you another way to enjoy San Diego beyond the beach: spending time near Balboa Park.
Morley Field near Upas Street is a particular highlight. With swimming, disc golf, and outdoor recreation, it gives you plenty of reasons to get outside. The broader Balboa Park area adds museums, gardens, and more places to explore. Plus there is a huge walking/running path that goes south all the way to downtown if you want to get some serious miles in.
Of course, proximity varies by address. If access to Morley Field or Balboa Park is high on your wish list, compare the actual route from each home. Different parts of North Park offer different levels of convenience.

North Park isn’t one uniform collection of homes. You can find condos, lots of older detached houses, charming bungalows, and also extensively renovated properties with a more modern feel.
That variety gives buyers different ways to approach their search. You might prioritize the convenience of a condo, the character of an older home, or the peace of mind of a property that has already been fully updated.
There are some practical considerations as well. Many North Park homes have smaller lots and compact floor plans. Two-bedroom, one-bath homes are part of the housing mix, and the bulk of properties date to the early 1900s.

When buying an older home, we are going to be paying very close attention to the major systems in the home: the foundation, sewer, electrical, plumbing, roof, HVAC. We look at those with every house, but the electrical and foundation especially are going to be big factors in your North Park purchase. With homes that are nearing (or have passed) a century of age, you don't want to buy into something that's falling apart.
I have negotiated repairs and/or credits for many buyers over the years when they have fallen in love with a historic North Park home that just hadn't had the love and upkeep necessary to make it a sound (literally) decision.
And even when I represent sellers in North Park, we are looking at what can be done to give buyers peace of mind. I sold a home on Redwood not that long ago that had a moisture problem in the crawlspace. My sellers ended up installing sump pumps and French drains to remedy that issue before the home was sold - that attention to detail made a big difference.
