Coronado

Coronado is connected to San Diego by two routes: the San Diego-Coronado Bridge, a 2.1-mile cable-stayed bridge that provides direct automobile access to downtown San Diego, and the Silver Strand, a narrow isthmus connecting Coronado to Imperial Beach and the South Bay. The Coronado Ferry provides a scenic alternative for pedestrians and cyclists, operating regular service between the Coronado Ferry Landing and the Broadway Pier in downtown San Diego. There is no direct rail or freeway access to the island.

Coronado is one of the most expensive communities in San Diego County. Single-family homes on the island typically range from approximately $2.5 million to $5 million for standard residential properties, with oceanfront homes on Ocean Boulevard and other premium locations transacting at $8 million to $20 million or beyond. Condominiums and townhomes generally range from $1 million to $3 million. The community's geographic scarcity, combined with its extraordinary lifestyle, supports values that have proven resilient across market cycles.

Naval Air Station North Island is the largest employer on the Coronado peninsula and home to several carrier air wings, helicopter squadrons, and the Naval Special Warfare Command. The base's presence creates a consistent population of military officers and enlisted personnel who rent within the community, supporting the rental market and contributing to Coronado's distinctive civic culture. The base also functions as a buffer that limits residential development on the northern portion of the peninsula, further constraining housing supply and supporting property values.

The Coronado Unified School District is an independent district serving the community's K-12 students, and its schools consistently rank among the top public schools in San Diego County. Village Elementary, Coronado Middle School, and Coronado High School all earn strong ratings, and the district benefits from high community investment, engaged parent participation, and a student population that reflects the community's high educational attainment. For a small district, Coronado delivers academic outcomes that rival much larger and better-funded systems.

Coronado's single-family home market is indeed priced out of reach for most buyers, given median prices that regularly exceed $3 million. However, the condominium and townhome market provides relatively more accessible entry points — generally in the $1 million to $2.5 million range — for buyers who want the Coronado lifestyle without the full estate price tag. Additionally, the significant military population on the island rents extensively within the community, meaning that Coronado hosts a diverse resident base that extends well beyond its civilian homeowner population.
