Q: What are some of the biggest mistakes sellers make when listing their homes?
A: "Without question, one of the worst home-showing mistakes we encounter is any foul-smelling odor in a home, or the overuse of strong air fresheners in an attempt to cover up a bad odor. We have a saying in real estate that says 'If I can smell it, I cannot sell it,' and that is 100% true.
Other home-showing mistakes include blocking off walkways with furniture, which interrupts the flow of the property, and leaving tattered furniture in the home. If the furniture is extremely worn, I would much prefer to have an empty listing that we can stage. Lack of care for the furnishings is usually translated into lack of care for the house itself in a buyer's mind, so it presents quite poorly."
